A Barefoot alternative with no fee on your Airbnb rent

Barefoot is property management software for short-term, mid-term and timeshare operations, and resorts, with built-in trust accounting and a price it publishes — this isn’t a takedown. The differences are the 1%-of-rent charge on its Airbnb and Vrbo integrations, and how much runs in one system. VacayOps is the Full Platform at $29/property/month: PMS, direct channel connections, booking website, field operations, owner statements, trust accounting, phones and CRM, with unlimited users and no booking fee on your direct site.

Barefoot

$1,100/mo + 1% of Airbnb & Vrbo rent

The published 51–100 unit tier (10% off on an annual plan). Airbnb and Vrbo direct integrations are billed at 1% of rent; integration setup fees may apply.

Every $100,000 of Airbnb and Vrbo rent adds $1,000 a year.

VacayOps Full Platform

$29/property/mo base

PMS, direct connections to Airbnb, Vrbo, Booking.com, Expedia, Google Vacation Rentals, and Hopper, booking website, field operations, phones, CRM, owner statements and trust accounting — unlimited users, no direct booking fee. Add-ons: smart devices $5/device/month, phone lines $7/line/month. Vrbo, Booking.com and Expedia payments carry our payment partner’s 0.5%, passed through at cost.

100 properties = $2,900/mo; every $100,000 of Vrbo payments adds $500 a year at cost, and Airbnb adds nothing.

Barefoot prices from Barefoot’s pricing page, as of 25 October 2026. At 100 units, Barefoot’s published price is lower below about $2,160,000 a year of rent if it is all Airbnb, or about $4,320,000 if it is all Vrbo (VacayOps passes our payment partner’s 0.5% on Vrbo payments through at cost). Booking channels charge their own commissions on both. Current VacayOps pricing at vacayops.com/pricing.

Where VacayOps differs

Nothing on Airbnb, at cost on Vrbo

Barefoot’s pricing page says Airbnb and Vrbo direct integrations are billed at 1% of rent. VacayOps connects to Airbnb, Vrbo, Booking.com, Expedia, Google Vacation Rentals, and Hopper and takes nothing on Airbnb bookings. On Vrbo, Booking.com and Expedia payments, our payment partner’s fee (currently 0.5%) is passed through at cost, with no markup.

Field operations on the phone

Checkouts create the clean, crews work photo checklists on their phones, and the photos land on the task — with unlimited users for staff, crews and vendors.

Phones and CRM in the same system

A business phone system with recorded calls (lines $7/line/month) and a sales CRM with an owner pipeline, on the same records as the reservations and the trust books.

Fair is fair

Where Barefoot goes further

Barefoot describes itself as a fit for companies with several property types or detailed accounting needs, and some of it goes beyond what VacayOps does.

  • A published price that, from 28 units up, is lower than the Full Platform’s subscription.
  • Owner and vendor payments by ACH, eCheck and check writing — VacayOps records payouts; you send them.
  • Software for short-term, mid-term and timeshare operations, and resorts — VacayOps is built for vacation rentals.
  • Onboarding, implementation guidance, training and support included.
Switching from Barefoot

Switching from Barefoot

Switching is built in — a self-guided Migration Center, with a specialist reviewing your move. Migration is the reason managers stay on software they have outgrown. The Migration Center is in your account from day one: it reads your old system’s exports, shows exactly what will change before anything is saved, runs both systems side by side so your guests notice nothing, checks every booking against your old system, and switches over on the day you pick.

  • Barefoot uses the general export guide. There is no live connection to your old system: the Migration Center works from the files you export, so nothing changes there until you switch over.
  • Past and upcoming reservations with guest details and the money as your export itemizes it, properties with their access codes and housekeeping details, owners, team and vendors, opening balances, old owner statements as files and CRM contacts.
  • Guest message history, saved cards, rate calendars, Vrbo listing content and review text stay behind — reviews stay on your channel listings.
How the Migration Center works

Leaving Barefoot: common questions

Is Barefoot cheaper than VacayOps?
On the subscription alone, from 28 units up, yes: Barefoot’s first tier is $800 a month for 1–50 units, and below 28 properties the Full Platform costs less. Barefoot publishes $1,100 a month for 51–100 units, and the VacayOps Full Platform is $29/property/month — $2,900 a month at 100 properties. Barefoot also bills 1% of rent on its Airbnb and Vrbo integrations. VacayOps takes nothing on Airbnb and passes our payment partner’s 0.5% on Vrbo payments through at cost. At 100 units the two come out even at about $2,160,000 a year of rent if it is all Airbnb, or about $4,320,000 if it is all Vrbo.
Does VacayOps do trust accounting like Barefoot?
Yes. Trust accounting, owner statements and a monthly three-way reconciliation with sign-off are part of the Full Platform. Trust rules come from your state and your license. VacayOps gives you and your accountant or broker the records, checks and signed reconciliations to work from; meeting those rules and making your filings stay with you.
Can VacayOps pay owners by ACH or print checks?
No. VacayOps records and reconciles the money in your own bank and processor accounts. It never holds or moves funds. You send payouts from your own bank and VacayOps records each one. Barefoot lists ACH direct deposit, eChecks and check writing — if you want the software to send payments, that is a real difference.
How do I switch from Barefoot?
Switching is built in — a self-guided Migration Center, with a specialist reviewing your move. Barefoot uses the Migration Center’s general export guide: you export reservations, properties and owners, it reads the files, shows what will change before anything is saved, and checks every booking. There is no live connection to your old system: the Migration Center works from the files you export, so nothing changes there until you switch over.
What comes across from Barefoot, and what doesn’t?
Past and upcoming reservations with guest details and the money as your export itemizes it, properties with their access codes and housekeeping details, owners, team and vendors, opening balances, old owner statements as files and CRM contacts. Guest message history, saved cards, rate calendars, Vrbo listing content and review text stay behind — reviews stay on your channel listings.
