Rate rules or a market-data engine — which should I run?
Use PriceLabs if you compete on rate in a liquid market, or you already trust a market-data engine — it reads comp sets and forward demand that rate rules cannot see. Yes, with rate rules — included in the base rate, not an add-on. Every priced night shows the rules that moved it. What rate rules do NOT have is market data — there is no comp set and no market-occupancy forecast. I use Wheelhouse or Beyond — what happens to those?
You have two options and neither costs extra with us. Use the included rate rules, which need no market data and no third-party subscription. Or move your market-data pricing to PriceLabs, the one engine that connects natively — rates then flow straight into your VacayOps calendar and out to every channel, billed by PriceLabs rather than by us. It is set per property, so you can mix across the portfolio.
I signed up at $15 — does my price change?
No. Early adopters keep their rate — including channel connections.
Can I bring my existing listings and reservations?
Yes — our team migrates your inventory, reservation history, and guest data during onboarding.
I run a cleaning or field-service company — do I need the PMS?
No. The Operations Only plan is the full field-operations platform — task management, scheduling, field apps, time clock, invoicing, comms, and CRM — at $15/property/month, without the PMS or channel connections. Portfolios above roughly 150 doors are priced individually.
I own a few rentals and manage them myself — is there a plan for me?
Yes. The Property Owner plan is the same PMS — reservations, direct channel connections, guest messaging, tasks, calendar, bills to your cleaners and vendors, and accounting reports — with the management-company tooling (sales CRM, client invoicing, owner statements, ticketing, linen and phone system) switched off, at $19/property/month. The Year-End Tax Pack under Reports gives your accountant revenue, lodging tax and Schedule E expenses per property.
What if I’m not ready to switch my bookings?

Is VacayOps built and supported in the United States?
Yes — 100%. Development, support, and onboarding are all US-based. When you call, message, or get on a screen share with us, you are talking to someone in the United States, never an offshore call center.
What counts as a property?
A property is any active (non-archived) listing in your portfolio. If you deactivate or archive a property, it stops counting toward your bill automatically.
Is there a minimum number of properties?
There is a 1-property minimum. VacayOps is built for operators of all sizes, from single-property managers to large portfolios.
How does billing work when I add or remove properties?
Your subscription quantity updates automatically. When you add properties, you are prorated for the remainder of the billing period. When you remove properties, your next invoice reflects the new count.
Is there a free trial?

Can I cancel anytime?
Yes. You can cancel your subscription at any time through the billing portal. Your access continues through the end of your current billing period.
