Run your rentals like a pro. Skip the agency software.
The same PMS the management companies use — channels, guest inbox, cleaning tasks, rate rules and your tax report — with the parts built for running an agency switched off. $19/property/month. Unlimited users.
Most rental software is sold to management companies. You are not one.
A property manager needs a sales pipeline, client invoicing, owner statements and a support desk because they work for other people. You work for your guests. The Property Owner plan keeps the tools that touch a guest or a property and removes the rest.
- Reservations, calendar and direct channel connections — the system of record for your bookings
- One inbox for every guest message, with automated check-in and check-out sequences
- Cleaning and maintenance tasks created from the calendar and handed to whoever you hire
- Lodging tax and expenses reported the way an accountant wants to receive them
What you actually get
Everything between a booking and a five-star review — and the report at the end of the year.
One calendar behind every channel
Airbnb, Vrbo, Booking.com, Google Vacation Rentals, and Hopper connected directly. Change a rate or block a night once and every listing follows — no double bookings, no channel-manager bill.
Every guest conversation in one inbox
Airbnb, Vrbo, email and SMS threads in one place, with AI-drafted replies you approve in a tap. Check-in instructions and door codes go out on schedule without you.
Cleans that schedule themselves
A checkout creates the clean; a same-day check-in flags it as a turnover. Your cleaner works from a photo checklist on their phone and you see it finished before the guest arrives.
Rate rules from your own numbers
Seasons, day-of-week, last-minute windows and orphan nights, with a floor built from what a clean actually costs you. Priced from your business, not from a market feed.
The tax pack, ready for your accountant
Revenue, lodging tax collected and every bill you paid, per property on Schedule E lines, as one PDF. Record a bill when you pay it and the year-end packet builds itself.
Nothing you will never use
No sales pipeline, client invoicing, owner statements, ticket desk, laundry module or phone system cluttering the menu. The time clock appears only if you put someone on hourly pay. The sidebar is the job, not the agency.
What the Property Owner plan does — and does not — include
It is priced for an owner because it leaves out the layer a management company uses to run its business. Here is exactly where the line falls.

Outgrow it? A management company running the Full Platform can take the same account over — reservations, guests and history intact.
Questions owners actually ask
- I only have a handful of properties. Is this too much software for me?
- That is exactly why the Property Owner plan exists. It is the same PMS the management companies run, with the agency layer switched off: no sales pipeline, no client invoicing, no owner statements, no ticket desk, no laundry module, no phone system, and a time clock only if you put someone on hourly pay. What is left is the part you actually use every week.
- Do I still get the channel connections?
- Yes — Airbnb, Vrbo, Booking.com, Google Vacation Rentals, and Hopper connect directly, with one calendar and one rate behind all of them. No channel-manager fee and no commission on any booking.
- What about my cleaner?
- Invite them for free. Cleans are created automatically from every checkout and land in their job list on the mobile app with photo checklists. Unlimited users, so a second cleaner or a handyman costs nothing extra.
- How does the tax report work?
- Under Reports you get a Year-End Tax Pack: gross booking revenue, lodging tax collected and expenses on Schedule E lines, per property, as a PDF or CSV for your accountant. Expenses come from the bills you record — your cleaner’s turns, the plumber, the insurance premium — so the pack builds itself through the year.
- I might hand my properties to a manager later. Do I lose my data?
- No. It is your account. Reservations, guest history, tasks and financials stay where they are, and a management company on the Full Platform can take the same properties over without a migration.
Manage properties for other owners too? See the Full Platform at $19/property/month, or compare every plan side by side.
