For cleaning, maintenance & inspection companies

Run the whole company, not just the clean.

Your clients' calendars, your crew's schedule, your invoices, your payroll, and the pipeline for your next contract — in one system that's yours, not a login your client can switch off. $15/property/month. Unlimited users, no per-seat fees.

Works with whatever your clients run

You service doors you don't manage. The software should assume that.

Most ops tools are sold to the property manager, and the service company is a guest inside someone else's account — with the data and the history leaving when the contract does. This is the other way around.

  • One calendar link per property — no client account, no integration project, no permission from their PMS
  • Every client on one board, however many different systems they use between them
  • Same-day turnovers detected and prioritised automatically
  • Your client list, your job history, your numbers — they stay yours

What you actually get

The operations, billing, staffing and growth side of a service business — not a stripped-down version of a property manager's tool.

Every client's calendar, one job board

Add a calendar link per property and cleans and inspections create themselves — whatever system your client runs. No portal-hopping, no screenshots in a group chat.

Same-day turns flagged before you find out the hard way

A checkout and a check-in on the same date is marked a turnover and moves to the top of the crew list, so the tight one never gets discovered by the arriving guest.

Photo proof on the job, invoice on the client’s desk

Checklists and inspection photos attach to the job, roll into an invoice, and go out for client approval. No rebuilding the month from memory.

Your crew's week, and Friday's payroll

Schedule staff, clock in from the field app, apply your compensation rules, and export payroll as CSV. Unlimited users — headcount never changes your bill.

Know what each door actually pays you

P&L, cleaner performance, staffing forecast and property churn, by property. The margin question answered per door instead of per quarter.

The pipeline for your next contract

A sales CRM, email campaigns and marketing tools aimed at property managers and owners — because losing a client should not mean starting over.

Proof

The largest operation on VacayOps is a service company — 581 properties

It is a cleaning and maintenance company, not a property manager, and it runs its field work, invoicing and staffing here every day. Across the platform that adds up to 22,000+ tasks coordinated.

  • 581 properties serviced by a single company on this platform
  • Crews dispatched daily from the mobile field apps on iOS and Android
  • Invoices raised from completed jobs and sent for client approval
  • Built by an active operator — every feature exists because a live operation needed it

What Operations Only does — and does not — include

Operations Only is priced for a service business because it leaves out everything that needs guest and reservation data. Here is exactly where the line falls.

Questions service companies actually ask

My client already pays for an ops platform and gives me a login. Why pay for my own?
Keep it — you'll need it for their jobs. That login covers their properties on their terms and ends when the contract does. This is where your company lives: every client on one board, your invoices, your crew, and your numbers.
Do my clients have to switch to VacayOps?
No. You add one calendar link per property and the jobs build themselves. It works alongside whatever system your clients already run, and they never need an account.
Do I get guest messaging and reservations?
No, and we say so plainly. Operations Only excludes guest messaging, reservations, channel connections and the guest portal — those need guest data you do not hold and should not be holding. You get the operations, billing, staffing and growth side of the business.
Can my cleaners use it in the field?
Yes, on iOS and Android, with unlimited users at no extra charge. Photo checklists, inspections, a time clock, and routing maps. We never charge per seat, so adding a crew member costs nothing.
What happens to my data if I stop using it?
It is your account. Invoices, contacts, tasks and payroll data export out. Nobody shuts it off because a client contract ended.
I have more than a few hundred doors. Is it still per property?
Portfolios above roughly 150 doors are priced individually — talk to us and we will quote your book rather than run you through the list price.

Also run properties of your own? See the Full Platform at $19/property/month, or compare both plans side by side.

One system for the work, the billing, and the next contract.

$15/property/month with unlimited users. The only add-ons, ever, are smart devices at $5/device/month and phone lines at $7/line/month. Above roughly 150 doors we quote your book instead.
