Compare: Streamline

The Streamline alternative with its price on the page

Streamline is enterprise vacation rental software with a long feature list — trust accounting, a phone system, a homeowner CRM and a field app among them. This isn’t a takedown. The difference is how you buy it: Streamline prices by quote, and VacayOps publishes one per-property price — the Full Platform at $29/property/month for the PMS, field operations, owner statements, trust accounting, phones and CRM, with unlimited users and no booking fee on your direct site.

Streamline vs VacayOps, row by row

Every Streamline cell is from streamlinevrs.com. Streamline’s site doesn’t say which features its subscription includes, so the cells say what it markets.

Where VacayOps differs

One published price

Streamline’s pricing page asks for a call and a quote. VacayOps is $29/property/month on the pricing page, with two add-ons: smart devices at $5/device/month and phone lines at $7/line/month.

Everything in one system

The PMS, field operations, owner statements, trust accounting, phones and the CRM work on the same reservations — the checkout creates the clean, and the stay lands on the owner statement.

Unlimited users, no direct booking fee

Every cleaner, inspector and office hire is included. Keep 100% of your direct bookings. No booking fee, no revenue share — card processing is billed by your own processor at its rates.

A switch you run, with a specialist

The Migration Center is in your account from day one, with a step-by-step Streamline export guide. A VacayOps specialist joins a kickoff call and reviews your move before switch-over.

Fair is fair

Where Streamline goes further

Streamline has been building for professional managers for a long time, and some of what it markets goes beyond VacayOps today.

  • Owners and vendors paid through ACH, check and NACHA — VacayOps records payouts; you send them from your own bank.
  • 1099 and 1042 forms, printed or filed electronically — VacayOps produces 1099 CSV files you review and upload, and no 1042s.
  • Airbnb, Vrbo and Booking.com, with Airbnb Preferred, Vrbo Elite and Booking.com Preferred status, by Streamline’s own description.
  • Automated pricing with yield maps, plus RevMax revenue-management services — VacayOps has rate rules, and PriceLabs for market data.
  • Call scoring for reservationists on its phone system.

Switching from Streamline

Switching from Streamline

Switching is built in — a self-guided Migration Center, with a specialist reviewing your move. The Streamline export guide is the one already used on a real move: it reads Streamline’s reports as Streamline saves them, shows what will change before anything is saved, and checks every booking against your file.

  • Past and upcoming reservations with guest name, email and phone, channel, and the money as the Accounting Details report itemizes it
  • Airbnb bookings taken over by the channel through the confirmation code on the Lease ID once Airbnb is connected — Vrbo stays carry no code, so you check those by property and dates
  • Opening balances from your trial balance and owner balances, and old owner statements as files owners see in their portal
  • Owners, team and vendors from Streamline’s lists or any spreadsheet
  • Staying behind: guest message history, saved guest cards, rate calendars and review text
How the Migration Center works

Leaving Streamline: common questions

Is VacayOps built for a portfolio the size of ours?
Streamline markets itself as enterprise vacation rental software. VacayOps is one plan — the Full Platform at $29/property/month, unlimited users — at the same per-property price whatever the size of your portfolio. The best test is your own data: the Migration Center loads your Streamline exports and runs both systems side by side before you commit.
What do I export from Streamline?
Two reservation reports — Reservation – Guest Details and Reservation – Accounting Details — saved as Excel exactly as Streamline produces them, exported on the same day. For opening balances, add your trial balance and your owner balances as of the last day before switch-over. The Migration Center’s Streamline guide walks through each one.
Does VacayOps do trust accounting like Streamline?
Yes — trust accounting is part of the Full Platform, with a monthly three-way reconciliation and sign-off. One difference: Streamline markets paying owners and vendors through ACH, check and NACHA. VacayOps records and reconciles the money in your own bank and processor accounts. It never holds or moves funds. You send payouts from your own bank and VacayOps records each one.
Do we lose our reviews when we leave Streamline?
No. Reviews are not migrated — they stay on the channel listing, where guests read them. When you connect your existing Airbnb or Booking.com listing to VacayOps, it is the same listing, so its reviews stay with it.
Does VacayOps have a phone system like Streamline’s?
Yes. Phone lines are $7/line/month, calls are recorded, and every user is included. Streamline also markets call scoring for reservationists.
Can we keep Streamline running while we switch?
Yes. Both systems run side by side: your bookings block the calendar and schedule the cleans in VacayOps while Streamline keeps messaging guests and taking payments. Upload fresh exports whenever you like — only the changes are applied — and switch over on the day you pick. No setup fee — onboarding, setup, configuration and training included. No contract — month to month, 30 days' notice.
